I’ve been building my property portfolio since 2012. It took me about 4 months to find the first property. I viewed 52 properties just to understand what I needed and wanted. When I found the right one I could not contain my emotions.

The estate agent could see my overexcitement and eagerness. It was very difficult to negotiate a competitive price as he could see how badly I wanted this property.

The first lesson I learned there was that if you don’t show too much of your excitement and save it for later you may get a discount.

I secured a mortgage with a good interest rate (2.4%)
Estate agent recommended me a solicitor. I did not have a good solicitor in mind at the time and I was happy with the one he gave me.

Only 3 months later I realised that it wasn’t the right choice.
The solicitor who was dealing with my case left the company and never handed it over to anyone else.

When the vendor discovered there was no progress achieved, he was inclined to return the property back to the market and I nearly lost the deal. In the end, we managed to exchange the contracts and I got the property.

The second lesson I learned was that It is very important to have a good solicitor.

The flat was in a mediocre condition. I had to do a lot of internal work to make it look presentable. Over the course of the years I built a good team of electricians, carpenters, plumbers, maintenance who can solve any problem in a fast and an efficient manner.

I also learnt a great deal about property management. I figured out the ways and processes to be able to find the right tenants, the ways to keep the maintenance costs down as well as becoming proficient in dealing with the legal side of things such as drafting of the tenancy agreements, dealings with the tenants’ eviction, notice 2, etc. I also learned to watch out for the red flags and avoid getting troublesome tenants in the first place, among many other things.

I now have an extensive portfolio of my own properties and I also ready to help you to sell let or manage your property.

I am constantly learning about this industry by listening to podcasts, reading books, watching videos, speaking to landlords and agents. I will be happy to use all my experience to let and manage your property.

Energy Performance Certificate

Are there any hidden fees involved for professional photographs or advertising?

No, our fee is only due once contracts have exchanged and payable on completion if we successfully sell the property. All photography and marketing is included in our service

Where are my title deeds held?

Your Title Deeds are proof of ownership of your property. They will be held by your bank or building society if you have a mortgage and your solicitor will obtain the deeds and let the buyer’s solicitor have a copy.

Do I need to be present for viewings?

If your estate agent is accompanying all viewings and they have the access codes and keys for your property your presence is not required. 22 PROPERTY accompany all viewings.

How do you qualify a potential buyer and make sure that they have the funds to proceed?

Any potential buyer will be required for proof of deposit and/or proof of cash along with a copy of their AIP (mortgage agreement in principle) at the point of making an offer.
If a buyer has yet to secure a mortgage in principle they will be required to be qualified by our in-house financial advisers.
